This house hadn't been touched since it was built in the early 70's.  While we tried to keep some original features like the amazing midcentury fireplace, sadly many design details had not passed the test of time! The main layout remained fairly untouched but updates included opening up the main living areas, including an office/4th bedroom and updating the powder to full 3rd bathroom by moving the laundry room.

EXTERIOR

The exterior colour and landscaping didn't do the house justice to its mid century roots.  To match the palm spring vibe of this neighborhood we updated the colour and introduced a pop of colour with an orange front door.

KITCHEN

The original kitchen in this house was just that - original! No updates had been done in many years and it was closed off from the other main living space and dining room. The family room was wood panelled and dark with no access to the outside.  We added a slider to access the pool and patio and painted out the old brick fireplace for a more modern look. Original hardwood floors were sanded and finished in a lighter neutral tone

ENTRY, LIVING & DINING ROOMS

The original floor plan of this area was closed off and dark, we opened up the walls and let in light to the dining area.  Starting with the entry we lightened up with new side lghts and front door and beautiful new tile. We maintained the original stone fireplace and opened up the living and dining into the kitchen. Old carpet was removed and new hardwoods put down to match the kitchen and family room. 

BEDROOMS AND BATHROOMS

The master bedroom had small closets and a tiny bathroom.  We added space to make a walk in closet and expanded the master bath to create a large walk in shower and separate WC. The second bathroom needed a serious update and all bedrooms got new carpets and closets.

BONUS SPACES - OFFICE, LAUNDRY, BATHROOM

We created an office (or 4th bedroom) next to the kitchen.  Whilst we staged it as an office and perfect for WFH (work from home) it could also be a bedroom for extra guests, a kids playroom or a TV den. We converted the existing powder room to a full bath (to match the option of a 4th bedroom) and relocated the laundry room.  There was a lot of inefficient space in hallways and closets in the centre of the house and relocating the laundry next to the 3 other bedrooms made a lot more sense.
